The oldest section of town dates to original founding of the City of Shavano Park in 1956, and provides a rural atmosphere and setting while nestled in Greater San Antonio. The neighborhood boasts the largest lot sizes of any residential area, with some lots approaching 10 acres. The spacious lots and quiet neighborhood roads provide the rural small town atmosphere so beloved by Shavano Park residents. Old Shavano Park covers the residential neighborhoods east of NW Military Highway as well as those areas along Elm Spring and Long Bow north of the Municipal Tract at the corner of De Zavala and NW Military Highway. Old Shavano Park is entirely on the Shavano Park Water System. All its lots also have septic facilities for sewage.
Shavano Park Estates is the second oldest community in Shavano Park. The Shavano Park Estates offers smaller lot sizes and a greater small town atmosphere than the more rural setting of Old Shavano Park. Shavano Park Estates, however, boasts the same quiet streets and exquisite homes amid natural beauty that is the hallmark of Shavano Park living. In the south-west corner of Shavano Park near the corner of Lockhill-Selma and Huebner, Shavano Creek is a collection of exquisite homes on 1 to 2 acre sized lots. The community was annexed by the City in 1999. The community has its own Housing Association and offers a sleepy suburban atmosphere. Shavano Creek receives its water and sewage service from the San Antonio Water Service.
